Choose an area

First consider where you’d like to live taking into account how close to work you want to be, what the transport links are like and what amenities there are in the area. Then decide what size and type of property you want. Finally, have a look at what properties typically rent for in the areas you’d like to live in.

It is useful, when you have time, to have a look around the areas you’re considering before you start your search.

Work out your budget

Decide a price range and work it out by week and by month. Remember that there are more than 4 weeks in a calendar month. You need to bear in mind other costs including council tax and utility bills. You will also need to budget for paying a deposit (usually 6 weeks rent) and one month’s rent in advance.


Once you know where and what you’re looking for, it’s time to start your search. (You should bear in mind that most landlords are looking for tenants who can move within 4-6 weeks. If you won’t be ready to move by then, it might be worth waiting).

You can register with us on line, by phone or by dropping into one of our offices. We’ll then call, text or email you details of properties that match your criteria.


Once you’ve found a property flat that may be of interest, you can arrange a viewing. We’re open 6 days a week and can do viewings after work to suit you. We will accompany you throughout so that we are on hand to answer any questions you may have and advise where necessary.


When you find a property you like, you can make an offer. We will put your offer – including any conditions you may have – to the landlord. We will negotiate this offer on your behalf.  Once accepted we will begin the process of checking your references.  You will need to pay a holding deposit at this stage.

Reference checks and administration charges

We use accredited third party reference agencies who will obtain references from your employer and previous landlords as well as carrying out a full credit search and a County Court Judgement search. It is advisable to inform us if there are likely to be any issues affecting your chances of satisfying these checks.

Moving in

Before you can move in you will need to pay in cleared funds the remainder of the deposit, first month’s rent and our administration fee. You will then need to come in and sign the tenancy agreement. After this you’re ready to move in.

If we are managing the property we will provide you with a list of useful numbers and contact the relevant utility companies on your behalf.
