Letting Only

This service is normally provided for experienced landlords who have an understanding of Tenancy Law. This service may not be suitable if you are unable to invest time on issues that may arise during a tenancy.

Services include:

  • Initial free market appraisal of your property
  • Extensive marketing, including on all the main property websites
  • Accompanied viewings
  • Full referencing of tenants by a third party reference agency, including a full credit check
  • Receipt of holding and full deposit
  • Drawing up of Tenancy Agreement
  • Arrangement of inventory by independent clerk (if required)
  • Use of our offices for meetings and/or signing of documents
  • Receipt of initial payment and transfer via BACS to Landlord

Full Management

This is the preferred choice for most landlords. The same services are available as with our Letting Only package plus:

  • Preparation and service of all legal documentation during the tenancy
  • Rent collection and payments to landlords via BACS transfer
  • Property Inspections during the tenancy
  • Arranging rent insurance (if required)
  • Arranging and overseeing any works during the tenancy
  • Arranging tenancy renewals
  • Notifying all parties of how and under which scheme the deposit is held
  • Assistance with any deposit disputes
  • Payment of outgoings on your behalf (if requested)
  • Check out of tenant
  • Assistance in registering for the landlords exemption scheme
  • Payment to Inland Revenue on the landlords behalf
  • Preparation of income and expenditure statement
  • Access to your own property portal providing up to date information, including tenancies, certificates, statements of accounts, maintenance etc

Fees

Please note that the fees quoted below may be negotiable depending on the rental income, the type and condition of the property, its location and when it is available from. We will always do our very best to offer better rates than any of our competitors.

Letting only: 60% plus VAT (72% inclusive of VAT) of the first month’s rent (includes references of tenants, credit checks, right to rent checks, employers and landlords checks, plus tenancy agreements

Managed fee: 7% plus VAT (8.4% inclusive of VAT) (min fee and dependant upon the property)  of the monthly rent charged from the second month onwards. The letting only fee as above will apply.

Let and Managed fee: 10% plus VAT (12% inclusive of VAT) (min fee and dependant upon the property) of the monthly rent charged from the month one onwards. The letting only fee will not be applied.

Additional services and fees

Inventory: From £90.00 -£240 inc of VAT  depending on number of bedrooms and if furnished.

Energy Performance Certificate (EPC):  £75.00 plus VAT (£90 inclusive of VAT)

Gas Safety Certificate : £85.00 plus VAT (£102 inclusive of VAT) (cost may vary if additional works have to be performed)

EICR (Electrical Inspection Condition Report): min £145 plus VAT (£174 inclusive of VAT) for a 1 bed flat rising to £205 plus VAT (£246 inclusive of VAT) for a 6 bed house. Note: If additional works (Remedials) are required to comply with minimum EICR standards, any costs will be charged as per contractor quote

Additional fees, if requested, for non-managed properties

Tenants Check-Out: £50.00 plus VAT (£60 inclusive of VAT)

Property  visit report: £50.00 plus VAT (£60 inclusive of VAT)

Holding the deposit: £50.00 plus VAT (£60 inclusive of VAT) or £25 plus VAT (£30 inclusive of VAT) per tenant, whichever is greater. This is a one off payment valid for the duration of the tenancy.

Renewal of tenancy agreement: £100.00 plus VAT (£120 inclusive of VAT)
